The right method for your roof
- Terracotta and concrete tiles: treated first, then washed at low pressure so we don't strip the surface.
- Colorbond and iron: soft washed to lift mould, grime and chalky build-up without scrubbing the paint.
- Older homes: we take extra care with fragile tiles and old pointing, and tell you about any problems we see.

Roof cleaning questions
Is roof cleaning the same as a roof restoration?
No. A restoration usually means repairs, re-pointing and painting. Many roofs don't need that. A proper clean removes the moss and lichen and can make a roof look years younger for a fraction of the cost. We'll tell you honestly which one you need.
Will you walk on my tiles?
Only where it's safe, and carefully. If we find cracked or broken tiles we'll show you photos before we do anything else.
Will cleaning affect my Colorbond warranty?
BlueScope recommends gentle washing and warns against harsh chemicals and abrasive scrubbing. We use low pressure, a diluted solution and a thorough rinse. If your roof is still under warranty, check your paperwork first and we'll work to suit it.
How long does a roof clean last?
It depends on shade and trees. Roofs in full sun stay clean for years. Roofs under big trees grow back sooner. The treatment keeps working after we leave, so the roof often keeps getting cleaner for a few weeks.
Why is moss still showing a week later?
Dead moss and lichen don't always come off on the day. It keeps loosening and washes off with the next few rains.
Can you clean my solar panels at the same time?
Yes. It's easy to add while we're up there, and clean panels make more power.
What about my rainwater tank?
Please disconnect or lock off your rainwater tank downpipes before we start (or empty the tank if you'd rather), so cleaning water and treatment don't run into it. If you're not sure how, we'll talk you through it when we quote.
What do you clean roofs with?
Professional soft-wash cleaning solutions, mixed to suit the surface and rinsed off thoroughly. No harsh scrubbing.
Do I need to be home?
Not always. We need access to an outside tap and the side of the house. We'll sort out the details when we quote.
How long does it take?
Most single-storey roofs are done in a day. Bigger or steeper roofs can take longer, and we'll tell you up front.
What if it rains?
Roof treatments need a few dry hours to work. If rain is coming we'll move your booking and let you know early.
Do you charge extra for travel to the Highlands?
No separate call-out fee. Travel is already included in your fixed quote.
Do you do two-storey or steep roofs?
Usually, yes. We check access, height and pitch when we quote, and any extra time is included in your fixed price.
